Parking Lot Maintenance Guide: A Year-Round Playbook

Treat The Lot Like An Asset

A commercial parking lot represents a significant capital investment. Maintained as an asset, it delivers value for two decades or more. Neglected, it becomes a liability in under half that time.

The Annual Cadence

Winter (December – February)

  • Watch for freeze/thaw distress
  • Sand and salt within manufacturer guidance; avoid heavy chemical de-icers on sealcoated surfaces
  • Document any new cracking or settlement

Early Spring (March – April)

  • Full property inspection with photos
  • Crack seal every crack wider than a hairline
  • Patch potholes and localized failures

Late Spring / Summer (May – August)

  • Sealcoat within cycle
  • Restripe with sealcoat
  • Address drainage issues before heavy summer storms

Fall (September – November)

  • Sweep and clean
  • Final crack seal before winter
  • Verify catch basins and drainage before leaves fall

The Inspection Walk

Every quarter, walk the entire lot with a clipboard or phone. Note:

  • New cracks (location, length, width)
  • Standing water after rain
  • Patch condition
  • Striping visibility
  • ADA compliance
  • Signage condition
  • Curb and gutter integrity
  • Drainage inlet condition

Vendor Coordination

A single accountable maintenance partner is worth more than three uncoordinated ones. When crack seal, sealcoat, and striping are all done by the same crew on the same schedule, the work is faster, cheaper, and better sequenced.

Documentation

Keep records of every scope, every invoice, every warranty. A well-documented maintenance history transfers property value at sale and protects against liability claims.

Frequently Asked Questions

How much should I budget annually?

$0.25 to $0.50 per square foot per year is a reasonable blended target for typical commercial lots.

Can I skip sealcoat if the lot looks fine?

Sealcoat protects the binder even when the surface looks acceptable. Skipping cycles compounds aging quickly.

Should tenants pay for lot maintenance?

Common area maintenance clauses vary. Your lease determines who pays.
