Overview

What Commercial Property Maintenance Really Involves

Commercial property pavement maintenance is where consolidation pays off. Shopping centers, office parks, medical campuses, and industrial sites all have the same core needs — asphalt, sealer, striping, concrete, signage, drainage — but every one of those trades handled by a separate contractor means eight schedules, eight invoices, eight COIs, and eight opportunities for finger-pointing at the joints. We handle every one of those scopes in-house, on one schedule, under one project manager.

Our commercial capability set includes: asphalt paving and overlay, milling, sealcoating, crack filling, patching and repair, striping and re-stripe, ADA compliance work, custom stencils, curb and gutter, sidewalk and dumpster pad concrete, ADA ramps, bollard install, speed bumps, signage, drainage structures and regrade. That's the full pavement-and-hardscape footprint of a typical commercial property.

Operationally, we're structured for commercial. Certificates of insurance on request (before we mobilize). W-9 delivered with contract. the payment terms in the signed proposal terms available with approved credit. Overnight and weekend phasing to keep lots open during business hours. Consolidated monthly billing for multi-site portfolios. Photo and written completion reports on every visit. Point-of-contact stability — the project manager who quotes the job is the project manager who runs it and closes it.

Our client mix includes shopping centers along US-19 and US-41, industrial parks near I-75, medical office campuses across Middle Georgia, church properties in every county we serve, apartment complexes and HOAs in South Metro Atlanta, and municipal work with several city and county governments. References available on request for any client type.

Frequently Asked

Questions About Commercial Property Maintenance

Do you have COI and W-9 available?

Yes — both are available on request before work begins. Project-specific documentation can be reviewed during proposal.

Can you work overnight or on weekends?

Yes. Most commercial work we do runs overnight or on weekends so lots stay open during business hours. Retail centers, hotels, and industrial sites all get scheduled around operations.

Do you handle multi-site portfolios?

Yes. Multi-site property managers get one point of contact, consolidated billing, coordinated scheduling, and priority response across all sites.

What payment terms do you offer?

Standard commercial: the payment terms in the signed proposal with approved credit. Master service agreements can adjust terms. Deposits are standard for large projects; progress billing for multi-month scopes.

Do you provide references?

Yes — commercial references across shopping centers, medical, industrial, church and HOA properties across Middle Georgia. Ask on the site walk.

How do you handle after-hours emergencies?

Property managers with active work or maintenance needs can request urgent scheduling. Response timing depends on scope, weather, material availability, and crew location.

Owner's Guide

Maintenance Tips For Commercial Property Maintenance

  • Consolidate pavement scopes with one contractor — coordination savings outweigh any bid-shopping delta.
  • Put every property on a documented annual calendar so surprises get rare.
  • Front-load ADA and fire compliance work; enforcement risk is real and the fix is cheap relative to the exposure.
  • Photograph annually from the same angles for every site — trend visibility beats memory.
  • Fund a reserve for capital resurface projects; maintenance stretches the deadline, but doesn't eliminate it.
