- Commercial parking lots: 20 to 25 years
- Sealcoat service life: 2 to 4 years per application
- Crack fill service life: 3 to 5 years per application
These ranges assume appropriate materials, construction, drainage, traffic conditions, climate exposure, and maintenance. Sites outside those assumptions can perform differently.

- Poor base preparation (the number one factor)
- Standing water and drainage failures
- Heavy vehicles on residential-grade sections
- Petroleum spills (oil, gasoline, hydraulic fluid)
- Neglected cracks that admit water into the base
- Skipped sealcoating that lets UV oxidation strip the binder
What Extends Asphalt Life
- Correct base thickness for the traffic type
- Positive drainage in every direction
- Annual crack sealing of anything wider than a hairline
- Sealcoating on a 2 to 4 year cycle
- Prompt patching of pothole precursors
- Restriping with each sealcoat so the lot stays organized and safe
The Maintenance Math
A well-maintained commercial lot costs roughly $0.25 to $0.50 per square foot per year in preservation over its life. A neglected lot costs 3 to 5 times that when it must be rebuilt 10 years early.
