The Short Answer

Every 2 to 4 years for most properties. The exact interval depends on traffic volume, sun exposure, and existing condition.

By Property Type

  • Residential driveway: every 3-4 years
  • HOA / apartment community: every 2-3 years
  • Retail / office lot: every 2-3 years
  • Restaurant / drive-thru: every 1-2 years (with more frequent crack seal)
  • Industrial / warehouse: every 2 years or as manufacturer specifies

Signs You Are Overdue

  • Gray, sun-faded surface with visible aggregate
  • Small hairline cracks forming
  • Water no longer beads on the surface
  • Faded striping and stencils

Signs You Are Not Overdue

  • Deep uniform black color
  • Water still sheets across the surface
  • Striping still readable at night
  • No visible aggregate at the surface

Why Not Annual?

Sealer applied on top of sealer that has not yet aged builds a layer that can eventually peel or crack. Application on cycle is more effective than application on schedule.
