In Middle Georgia, the sealcoating window runs roughly from mid-April through late October. The product needs sustained temperatures above 50°F, low humidity, and 24 hours of dry weather to cure properly.
Applying sealer outside those conditions is one of the most common contractor mistakes. Cool, damp, or shaded applications lead to soft finishes, tire tracking, and premature wear.
New Pavement Cure Time
Never sealcoat brand new asphalt. New pavement releases residual oils for its first 6 to 12 months, and sealer will not adhere properly. Wait a full growing season before the first application.
Timing Within the Maintenance Cycle
- 2-year cycle: heavy commercial traffic, industrial lots
- 3-year cycle: typical commercial lots and HOA properties
- 4-year cycle: low-traffic lots, residential driveways
Stretching beyond 4 years usually costs more in premature aging than it saves in deferred application.
Weather Windows

- Overnight low above 50°F
- No rain within 24 hours before or after
- Wind below 15 mph to control overspray
Day-Of Considerations
- Sweeping and cleaning happen the day of, not the day before
- Oil spots are treated before the first coat
- Cracks over 1/4 inch are hot-rubber filled first — sealcoat cannot bridge them
- Restriping follows once the surface is fully cured, typically 24 to 48 hours
Timing a sealcoat right is not optional — it is half the job.
