What ADA Compliance Striping Really Involves

ADA-Accessible parking is not optional and it's not a gray area. Every public-accommodation parking lot in the country has to meet federal ADA-Accessible Parking Design requirements, and non-compliance is a liability magnet: private complaints, drive-by lawsuits, and municipal code enforcement all target lots that don't measure up. The good news is that compliance is straightforward when you know the current spec and install to it deliberately.

The core requirements are: (1) an accessible-space count based on total lot spaces (starting at 1 accessible per 25 total, sliding scale up to hundreds of spaces); (2) at least one van-accessible space per every six accessible spaces (or fraction thereof); (3) minimum space widths of 8 feet plus a 5-foot access aisle for standard accessible (8-foot access aisle for van-accessible); (4) a level surface — under 2% slope in any direction — across the space and access aisle; (5) an accessible route from the space to the building entrance; (6) R7-8 signage mounted with the sign bottom at 60" minimum above the surface; (7) proper Blue-and-White color and ISA symbol.

Slope is where a lot of lots quietly fail. A space that measures right on the plan but sits on a 3% cross-slope isn't compliant, and a bubble level on the pavement tells the story immediately. Where slope is out of tolerance, the solution is regrade-and-repave the space (or relocate to a compliant area) — not paint-over-and-hope. We evaluate slope on site and quote the honest scope.

Signage is the other quiet failure. Missing signs, signs mounted too low, signs with the wrong pictogram or the wrong penalty text (Georgia has specific fine-language requirements) all get flagged in enforcement. We install R7-8 signage with Georgia-compliant fine text at the correct 60"-minimum bottom-of-sign height on every ADA re-stripe.

Questions About ADA Compliance Striping

How many accessible spaces do I need?

1 accessible per 25 total spaces for lots up to 100, then a sliding scale up (specifically: 5 accessible for 101–150, 6 for 151–200, etc.). One in every six accessible spaces (or fraction thereof) must be van-accessible.

What's the difference between accessible and van-accessible?

Accessible spaces have an 8-foot space width plus a 5-foot access aisle. Van-accessible spaces have an 8-foot space width plus an 8-foot access aisle (to accommodate wheelchair lifts and ramps). Van-accessible spaces are marked with 'Van Accessible' signage below the standard ISA sign.

What is the slope requirement?

Under 2.083% (1:48) in any direction across the accessible space and access aisle. This is measured surface slope, not the sub-grade — so an old asphalt patch or settled area can put a space out of compliance.

Do I need detectable warning strips?

At every curb ramp that connects an accessible route to a vehicular way, yes — truncated dome detectable warning surfaces are required. We install DOT-compliant detectable warning panels as part of ADA compliance work.

What are the fines for non-compliance?

Federal ADA private-action settlements typically run $2,000–$10,000+ per violation plus attorney fees. Georgia state fines and municipal citations add on top. Compliance is cheaper by orders of magnitude.

How often should I re-audit compliance?

Any time you re-stripe, add pavement, or change site use. Also after any pavement failure or settlement that could affect slope. A compliance audit every 3 years is a reasonable baseline for property managers.

  • Photograph every accessible space and access aisle after installation and store the photos with dated measurements in your property file.
  • Check signage annually — R7-8 signs get hit, bent, tagged, or stolen, and a missing sign is a compliance failure.
  • Any pavement repair or overlay in the accessible-space area should be checked for slope after cure — patches can push a space out of tolerance.
  • Add ADA compliance to the standard scope on every re-stripe, not as an extra — current code is baseline, not an option.
  • If your lot changes use (retail to restaurant, for example), re-audit space counts to the new use's required ratios.
