What Asphalt Overlay Really Involves

An asphalt overlay can be an appropriate pavement decision when the underlying base and binder course are still structurally sound and the failure is limited to surface oxidation, minor cracking, and worn ride quality. Quality Paving evaluates overlays based on current pavement condition, drainage, base stability, transitions, and written scope rather than making predictive pavement-life promises.

There are two overlay approaches we use. A mill-and-overlay removes the top 1.5"–2" of existing asphalt with a rotary mill, then places a fresh surface course to grade — this preserves curb reveals, drainage grades and adjacent surfaces exactly as they were. A direct overlay places new asphalt over the existing surface after localized patching and leveling — this raises the grade by 1.5"–2" and is only appropriate where curbs, doorways and drainage inlets can accommodate the new elevation. On the site walk we tell you honestly which method fits.

The make-or-break step is base repair before the overlay goes down. Alligator-cracked and pothole areas are saw-cut, excavated, base-repaired and patched to sound pavement first — otherwise those failure zones reflect through the overlay and show up in the new mat within a year. We also address utility-cut settlement, edge failures, and drainage issues before the paver rolls, because a resurface that ignores those failures is money set on fire.

Overlays get the same commercial-grade hot mix, the same commercial LeeBoy pavers, the same steel-drum and pneumatic roller compaction pattern as a new install. That's how a resurfaced lot ends up looking and performing like a new lot — and how a Middle Georgia parking lot gets fifteen to twenty more years out of a properly built base.

Our Process

How We Deliver Asphalt Overlay

  1. 01

    Base Evaluation

    We walk the lot, probe suspect areas, and identify every failure zone that needs to be repaired before the overlay. You get a written scope with sq-ft of patching called out.

  2. 02

    Patching & Prep

    Alligator sections and potholes saw-cut, excavated, base-repaired and hot-mix patched to sound perimeter. Utility-cut settlement corrected.

  3. 03

    Mill Or Sweep

    For mill-and-overlay, we mill 1.5"–2" off the existing surface at design grade. For direct overlays, we power-sweep and mill only high spots that would telegraph through.

  4. 04

    Tack Coat

    A hot asphalt emulsion tack coat is applied to the existing surface at the correct rate — this bonds the overlay to the substrate. Skipping tack is why cheap overlays de-bond.

  5. 05

    Hot-Mix Placement

    DOT-quality surface course placed with a LeeBoy paver at correct temperature and lift thickness. Typically 1.5" compacted for commercial lots and driveways, 2" where truck traffic warrants.

  6. 06

    Compaction & Restripe

    Steel-drum breakdown, pneumatic intermediate and finish rolling to density spec. Then we restripe the lot to the original (or a re-designed) layout.

Questions About Asphalt Overlay

Overlay vs. full removal-and-replace — how do you decide?

If the base is sound and failure is limited to the surface course (oxidation, minor cracking, worn ride), overlay is the right call. If the base is failing — widespread alligator cracking, pumping under load, base saturation — no overlay will save it. We tell you honestly on the site walk.

How long does an overlay last?

15–20 years on a properly prepped base with regular sealcoat and crack fill maintenance. Skip the maintenance and you'll cut that in half — same rule as new asphalt.

Will an overlay cover cracks in my existing lot?

Non-structural cracks are covered by the new mat. Structural cracking (alligator patterns, base failure) will reflect through the overlay in months if not patched and base-repaired first. That's why our overlay quotes always include a patching scope.

How much thickness does an overlay add?

A direct overlay adds the compacted thickness of the new surface course — typically 1.5"–2". Mill-and-overlay adds nothing to the grade because we remove the same depth we place. If curbs, doorways or drainage are tight, mill-and-overlay is usually the answer.

Do I need to close the lot?

Overlays can be phased so the lot stays partially operational. On retail sites we schedule sections overnight or by day-parts. Full closure is 24–48 hours per section for cure before restriping and reopening.

Can you overlay a residential driveway?

Yes — smaller pavers and hand-work handle residential drives cleanly. Base evaluation and edge-tie-in are the same story: get the base right, get the tie-in right, get long-term performance.

Maintenance Tips For Asphalt Overlay

  • Wait one full summer before sealcoating a new overlay so the mat fully cures and releases its lightest oils.
  • Crack fill the overlay annually starting year two — small cracks now save reflective cracking later.
  • Address any recurring failure at a patched area — if the same spot cracks twice, the base under it needs deeper attention.
  • Photograph the overlay annually from the same angles; catching failures early is what stretches an overlay to long-term performance.
  • Include the overlay in a documented maintenance program so scheduled sealcoat and stripe stay on the calendar.
