Both matter, and we design every HOA and multi-family scope with both in mind.

For boards and property managers we deliver board-ready written proposals: scope, materials, timeline, written terms, per-phase pricing where applicable, and a clear cost-per-unit or cost-per-linear-foot breakdown that makes assessment math easy. Multi-year maintenance programs level the spend so common-area budgets don't spike, and photo-documented completion reports make the case to residents that maintenance dollars were spent well.

For residents we phase work to minimize disruption: internal roads are paved in halves so at least one lane stays open; parking is phased so residents always have somewhere to park; work is scheduled during weekdays when possible; door-hangers and email notifications are supported before every phase. Trash and delivery access is planned around each phase.

Scope-wise, HOAs and apartment complexes usually need the full suite: internal road paving and overlay, curb and gutter repair, sidewalk repair, entry-drive apron work, parking lot sealcoat and striping (including accessible parking), speed bumps at problem areas, signage, drainage fixes for standing-water complaints, and annual maintenance.
