What Bollards & Signage Really Involves

Bollards and signage are the two silent compliance failures on most Middle Georgia commercial lots. Storefronts without bollard protection catch vehicles that go the wrong way at drive-thrus. R7-8 accessible signs mounted too low, missing van-accessible plaques, faded stop signs and missing fire lane signage are the exact deficiencies that show up in ADA and fire-code enforcement. Both scopes are inexpensive to fix — and both get more expensive when a lawsuit or a fire inspector arrives first.

For bollards, our standard install is a 4"–6" schedule-40 or schedule-80 steel pipe, concrete-filled, set 3'–4' deep in a 12"–18" diameter footing, projecting 36"–42" above finished grade at 4'–5' spacing on center. That configuration stops the low-speed accidental impacts that account for the majority of storefront strikes. For federal buildings, fuel canopies and other high-risk locations we install ram-rated engineered bollards to K4/K8/K12 or ASTM M30/M50/M60 spec — installed to the manufacturer's engineered footing detail.

For signage, we install MUTCD-standard aluminum signs with high-intensity or diamond-grade reflective sheeting (not the engineering-grade panels sold at big-box stores, which fade within a couple of years). R7-8 accessible parking signs go up with Georgia-specific fine text at the required 60"-minimum bottom-of-sign height. R7-8P van-accessible plaques go below R7-8 at every van space. Fire lane signage follows the local fire marshal's placement and text spacing. Stop signs, one-way, no-parking, reserved and custom tenant signs all install with tamper-resistant hardware on 2"–3" galvanized steel or 4x4 pressure-treated posts set in concrete footings sized for local wind loads.

Coordination is where the value multiplies. When we're on-site for a re-stripe or sealcoat, we can install or verify signage and bollards in the same visit — one mobilization, one project manager, one compliance-ready result. Every scope leaves with a photographed signage and bollard inventory for your property file so you have documentation the next time an inspector, insurer or attorney asks.

    Site Audit

    We walk the lot with current ADA, fire-code and MUTCD spec, note every missing or non-compliant sign, and identify locations where bollards are warranted. You receive a written audit with photos and quantities.

  2. 02

    Utility Locate

    Before any digging, we call 811 and mark utilities. Bollard footings and post holes both go through sub-grade where lines live.

  3. 03

    Excavation

    Auger or hand-dig footings to specified depth and diameter for each bollard and post.

  4. 04

    Bollard & Post Setting

    Bollards plumbed and set in fresh concrete, pipes filled with concrete internally. Sign posts plumbed at correct offset from pavement, then concrete poured.

  5. 05

    Sign Mounting

    MUTCD-standard signs mounted at proper heights — 60" minimum bottom-of-sign for R7-8 accessible, 84" for R1-1 stops in vehicular areas — with tamper-resistant hardware.

  6. 06

    Finish & Documentation

    Bollards painted or sleeved, reflective banding applied where required, adjacent pavement restored. Photographed inventory delivered for your property file.

Questions About Bollards & Signage

Do I really need bollards at my storefront?

If a car pulling into your storefront could hit glass, product displays, propane cages, gas meters, or people, yes. Standard practice for storefront protection is 4"–6" steel pipe bollards at 4'–5' on center. Insurance carriers increasingly expect them at drive-thru approaches and at storefronts fronting drive lanes.

What signs are legally required?

R7-8 (accessible parking) at every accessible space, R7-8P (van-accessible) at every van space, fire lane signage per the local marshal, and stops or yields at drive intersections where MUTCD warrants. Directional and custom signs (no parking, reserved, tow-away) are discretionary but strongly recommended.

How high do accessible-parking signs need to be mounted?

R7-8 signs must have the bottom of the sign at 60" minimum above the pavement. We install to spec on every project. Mounting too low is one of the most common ADA compliance failures we correct.

Steel pipe vs. ram-rated bollards?

Steel pipe protects against low-speed accidental impact — the pulling-forward-instead-of-reverse case. Ram-rated bollards are engineered to stop a vehicle at a target speed (K4/K8/K12 or M30/M50/M60) and are used at federal buildings, fuel canopies and sites where deliberate ramming is a real threat.

Can bollards be added to existing pavement?

Yes. We core or saw-cut the pavement, excavate the footing, set the bollard, pour concrete, and restore the surface around the bollard so drainage still works.

How long do parking lot signs last?

High-intensity aluminum signs with proper reflective sheeting typically last 7–10 years before fade warrants replacement. Damaged or vandalized signs get replaced immediately.

Maintenance Tips For Bollards & Signage

  • Walk the lot annually and photograph every sign and bollard — replacement is easier to catch on a schedule than after an inspection or complaint.
  • Repaint yellow bollards on a 2–3 year cycle; a faded yellow bollard is nearly as invisible as no bollard at all.
  • Replace impact-damaged bollards promptly — a leaning or cracked bollard has failed even if it's still standing.
  • Keep a spare R7-8 accessible-parking sign in the property closet — theft and damage are common, and quick replacement matters.
  • Add signage and bollard review to any tenant change — new tenants often need new directional, reserved, or protective scopes.
