What Parking Lot Signage Really Involves

Parking lot signage is where a lot of properties silently fail compliance. Missing R7-8 accessible-parking signs, R7-8 signs mounted too low, missing van-accessible plaques, missing fire-lane signage, faded stop signs — every one of them is an enforcement risk, and every one of them is a fast, inexpensive fix if a property owner knows what to look for.

The signs we install regularly: R7-8 accessible parking with Georgia-specific fine text (mounted with sign bottom at 60" minimum above pavement); R7-8P van-accessible plaques below R7-8 at van-accessible spaces; R1-1 stop signs at drive intersections and lot exits; W17-1 speed bump advisory at bump approaches; fire lane signage per local marshal (typically red text on white or reflective sheeting, with 'FIRE LANE — NO PARKING' text at prescribed intervals); one-way, no-parking, reserved, EV charging, curbside pickup, tow-away, and custom tenant signage.

Sign quality and mounting details matter. We use MUTCD-standard aluminum signs with high-intensity or diamond-grade reflective sheeting (not the cheap engineering-grade sheeting sold at big-box stores). Posts are 2"–3" galvanized steel or 4x4 pressure-treated wood, set in concrete footings sized for local wind loads. Sign heights, offsets from pavement, and orientations follow MUTCD guidance so signs are visible at required approach distances.

Coordination with striping is the norm. When we're re-striping an ADA layout, we install or verify signage at the same time so the whole accessible-parking scope is compliant when we leave. Where signage is added standalone (a new fire lane, a new speed advisory), we schedule the install with any adjacent striping and stencil work as one visit.

    Post Layout

    Post locations marked to proper offset from pavement edge, with sight-line clearance from drive lanes.

    Excavation & Concrete

    Post holes augured, posts plumbed, concrete poured and cured. Wood posts and steel posts installed to appropriate depth for wind loads.

    Sign Mounting

    Signs mounted with tamper-resistant hardware at proper heights — 60" minimum bottom-of-sign for R7-8, 84" for R1-1 in vehicular areas.

What signs are legally required on my lot?

R7-8 (accessible parking) at every accessible space. R7-8P (van-accessible) at every van space. Fire lane signage per local marshal. Stops or yields at drive intersections where MUTCD warrants. Beyond that, most signage is discretionary but strongly recommended (speed advisory, no-parking, tow-away).

How high should signs be mounted?

R7-8 accessible: 60" minimum bottom of sign to pavement. R1-1 stop and vehicular directional: 84" minimum in vehicular areas. Pedestrian-area signs: 80" clear. We install to MUTCD spec.

What reflective grade should I ask for?

For parking lot signs: high-intensity prismatic or diamond-grade sheeting. Engineering-grade fades and dulls within a couple of years — false economy.

Can I replace just the sign face, or do I need a new post?

If the post is sound and plumb, sign faces can be replaced individually. If the post is bent, rusted, or leaning, replace the whole assembly.

How long do parking lot signs last?

High-intensity aluminum signs with proper sheeting typically last 7–10 years before reflectivity fade warrants replacement. Damaged or vandalized signs get replaced immediately.

Do you handle fire lane signage?

Yes — we coordinate with the local fire marshal on placement, text size and spacing, and install to their spec.

  • Walk the lot annually and photograph every sign — replacement need is easier to catch on a schedule than after a complaint.
  • Repaint or replace faded curb-mounted signs (like no-parking curb stripes) on the striping cycle.
  • Replace impact-damaged signs immediately; a bent stop sign is a liability event.
  • Keep a spare R7-8 sign in the property closet — theft and damage are common and quick replacement matters.
  • Add signage review to any tenant change or use change — new tenants often need new directional and reserved signage.
