Water infiltration is the number-one cause of asphalt failure. Every unsealed crack wider than 1/8" is a pathway for rainwater to reach the aggregate base underneath — where it saturates the sub-grade, freezes and expands in winter, and pumps fines out under traffic loads. What starts as a hairline crack becomes an alligator-cracked section, then a pothole, then a full-depth failure. Crack filling done annually, on a documented schedule, is what stops that cascade before it starts.
Our crack fill process starts with routing. A crack router opens each crack to a consistent width and depth (typically 3/4" wide, 3/4" deep) with a clean profile, removes existing vegetation and debris, and gives the hot sealant a proper reservoir to bond to. Skip the routing step and the sealant sits in a shallow, irregular groove and pops out under traffic within months. Every crack then gets blown clean with high-pressure air.
Then we hot-pour. Commercial rubberized crack sealant is heated in an oil-jacketed melter to the manufacturer-specified application temperature so it can flow into the routed reservoir and bond to properly cleaned crack walls. Cold-pour products and hot-pour systems are not interchangeable, and we recommend the appropriate method based on site conditions.
Timing matters. Crack filling is most effective before water intrusion and base movement become widespread. On commercial and HOA lots, we build crack surveys into maintenance planning so the written scope reflects current pavement condition.
